A notarial declaration alone does not replace urban-planning and land-registry legalization of residential use.

In one mandate, a charming village house was offered for sale. The documents showed that only a garage was registered in the land registry.

The sellers provided a notarial declaration. Such a document records statements but does not replace required rezoning and building authorization.

Legalization was theoretically possible, but not economically reasonable. The clients identified the cost risk in time and withdrew from the purchase.
